It’s hard to believe the New Year is upon us and in just a few short days, we will say goodbye to 2017.
As many of us prepare our goals and New Year’s resolutions, it is also a great time to reflect back on the last twelve months…what dreams came true? What changes did you make? What are you most grateful for? What would you like to improve?
Taking inventory of your life is an important step in setting goals for 2018. Whatever your dreams and goals may be for 2018, we are here to support you any way that we can.
Here at the Rocca Sisters & Associates office, a new year brings new opportunities and new goals for us as well. We believe in continual growth and wish to offer nothing but the best to our clients and those in our community.
The year ahead will bring us many more opportunities to do what we love and that is serving our clients and helping people in our community. In 2018, we will continue to be innovators in the industry and provide our clients with an experience that is not just the best, but remarkable. And we will continue to support local events and find new ways to support the families and organizations who make a difference in our community.

With the holidays upon us, we wanted to take a moment to thank every one of our clients for your continued support and referrals throughout the year. When our clients entrust us to their family and friends, it is a testament to our success and assurance of a job well done. At The Rocca Sisters & Associates, keeping our clients as well as the public up to date on the current market conditions is so important to us. Here is a brief recap of the current market in Burlington, Oakville and Hamilton before we head into the new year!
In Burlington, Average days on market for the month of November were 34 and properties were selling for, on average, 95% of the original listing price – very similar to Oakville results. In both Burlington and Oakville, 58% of the Active listings at the end of November had been on the market for over 30 days. Year to date for the City of Burlington, sales are down just over 9% and prices are up 14.7% as compared to the same period last year.
Year to date, Oakville has held onto a very healthy 13.6% increase in prices. Likely more telling however, is that at the end of November, there were approximately 450 properties on the market and more than half of those had been on the market for over 30 days, and half of those have been on the market for over 60 days. We don’t feel that the full impact of this market softening has yet been felt. If all of those properties were to sell for very close to their asking price (which is very unlikely given the amount of time they have been on the market), or if the majority of them don’t sell and the listing expires, the numbers will remain the same and the market will stabilize (and in fact could return to a sellers market).
November proved to be fairly flat in most of the Greater Hamilton communities, with the exception of Waterdown with an over 11% increase in sale prices as compared to November 2016. Otherwise, each of these areas, Ancaster, Stoney Creek, Glanbrook and Flamborough appear to be back to Buyer’s markets with at least 3 months of active inventory of which at least 50% have been on the market for over 30 days. The only other exception was Dundas which seems to intuitively control the number of listings at any given time. It’s one of those communities that seems to increase inventories when demand is strong and decrease when demand drops off. Incredibly, these communities all continue to show very high increases in values when you look at the year to date numbers.

Excitement and holiday spirit was plentiful this past Saturday, December 9th at SilverCity Oakville as The Rocca Sisters Team hosted their Client Appreciation Christmas Movie Event. Cathy and Tanya Rocca hold this special holiday event as a thank you to their clients for all of their support and referrals throughout the year.
Approximately 500 past, present and future clients were treated to their choice of three popular movies – Justice League, The Star, and Murder On The Orient Express- while also enjoying free concession combos and even a special visit from Santa!
With every event, The Rocca Sisters Team designate a local charity to help give back to the community. This year, we appointed our efforts to the McMaster Children’s Hospital. Clients that attended the event were asked to bring along an unwrapped toy in hopes of bringing some joy and a much needed smile to a child this holiday season. We would like to send a HUGE thank you to all our wonderful, generous clients who filled a very large toy bin with donations for these children. In addition to running a toy drive for the McMaster Children’s Hospital, we also ran a Facebook contest on The Rocca Sisters Team Facebook page with the opportunity to win 4 Free Movie Tickets!
The Rocca Sisters Team throw many events throughout the year, but this event is among our favorites. We consider ourselves very privileged to create long-lasting relationships with our clients and their families. It is from these relationships that we gain the majority of our business – from repeat clients and from our relationships recommending us. With such close ties to our clients and their families, it is wonderful to have the chance to gather during the holidays, to catch up and to show them just how much we appreciate all they have done for us. It is a gift from our family to theirs. We could never have made it to being #1 in Burlington and #3 in Canada for sales production & volume.
