Wishing you all a Happy Halloween!

Now that the leaves are falling and the weather is getting colder, we get closer to one of our favourite holidays – Halloween! This holiday brings out the excitement and imagination for all ages and a memorable experience when decorating your home. Fall and Halloween decorating is about personal enjoyment for both the homeowner and passersby in our great community.

When decorating your home for Halloween, remember to keep in mind important safety precautions. Make sure your driveways and walkways are clear and visible for trick-or-treaters. Masks can make it even more difficult for children to see obstacles in the dark night. If you must drive during the evening, be sure to take extra care. With the excitement of Halloween, kids can forget simple pedestrian safety rules and can dart out from unexpected places – most commonly from between parked cars. Simple precautions can help ensure a wonderful experience for both adults and children.

Just as there are many factors above that need to be considered for a successful Halloween experience,  the same concepts above are equally important  to consider when buying or selling a home. Our highly responsive and knowledgeable team of professional sales representatives are experienced in helping both buyers and sellers choose the right neighbourhood to suit their needs. If, like many, you still have pint sized trick-or-treaters at home, you may be in the market for a more trick-or-treat friendly neighbourhood full of families just like your own. Perhaps you are empty nesters who love all the little costumes coming to your door but are thinking that a more quiet, mature neighbourhood may be more what you’re ready for. Whatever your buying or selling needs are, we can help.

One of favourite parts of Halloween, aside from the cute costumes and delicious candy treats, is decorating our homes for the holiday. For some great Halloween decorating ideas, visit our Halloween Ideas board on Pinterest at Pinterest.com/RoccaSisters . You can also watch our Rocca Sisters Talk series on our webTV channel, RoccaSistersTV.ca for some great Fall decorating tips & trends.

This Friday, keep kids safe, have fun decorating, and don’t indulge in too many sweets.

From all of us at the Rocca Sisters & Associates, we wish you a safe and Happy Halloween!

Royal LePage’s New Mobile App Breaks Industry Barriers With Draw-and-Search Feature

Royal LePage's New Mobile App Breaks Industry Barriers With Draw-and-Search Feature

TORONTO, Feb. 27, 2014 /CNW/ – Royal LePage, in partnership with award-winning mobile agency Plastic Mobile, today announced the launch of the Royal LePage mobile app for Canadian house hunters. Available for iPhone, the new app is simplifying the property search process down to the swipe of a finger.

The app’s innovative Draw-and-Search feature allows users to easily zero in on a specific geographic area of interest on a map, by simply drawing the area of choice with their finger. Upon doing so, property listings within the selected region will pop up on the screen. On-the-go house hunters no longer need to log in or fill in forms to see search results. And with one tap, users can save their search to get updates on new homes, open houses, and current listings within the geographic area they selected.

“At Royal LePage, we are constantly looking at how we can better serve homebuyers in their search for the perfect home through new digital services,” said Carolyn Cheng, SVP, Strategic Business Services, Royal LePage. “With our new app’s draw feature, the very first in Canada, we are making the home buying search as easy and personalized as possible, while ensuring our clients don’t miss crucial updates as listings and opportunities change by the moment.”

The new app is the latest in Royal LePage’s suite of digital real estate solutions for Canadians. Last year, Royal LePage launched a new mobile website featuring Google’s renowned map-based technologies as well as its new and innovative cloud-based services, which allowed users to search for homes, using not only standard criteria, but also local landmarks.

“As Royal LePage’s mobile agency, we identify the best practices across all industries worldwide and apply them to real estate, ensuring that Royal LePage’s clients always have the best and latest features at their fingertips,” said Melody Adhami, President and COO, Plastic Mobile. “The Draw-and-Search feature of Royal LePage’s new app is designed to provide the most intuitive user experience so that homebuyers don’t have to browse through all of the clutter to find what they need.”

Finding the Perfect Home

Finding the Perfect Home

Many home buyers have the itch to find their perfect home. Buying a house is very exciting, especially if you are a first time home buyer. However, it can also be overwhelming if you are not aware of what to expect and find yourself unprepared. There are a few things that all buyers should be well aware of before starting the hunt for their dream home.

How Much Can You Afford?
A big mistake that a home buyer can make is not getting a mortgage pre-approval before starting their search. This approval will let you know exactly what you can afford. It can be heartbreaking to fall in love with a home that ends up out of your reach. If you are just starting to think about home buying and want a rough estimate of what you can afford, the Canada Housing and Mortgage Corporation has a great tool to help you figure out the maximum home price you should consider, http://www.cmhc.gc.ca .

Determine Your Needs
Buying a home is a big decision. Determine what are “must have” factors for you. Is there a specific neighbourhood you need to be in? Do you want to be within a certain school boundary? Do you want to buy something new or are you willing to do some updating? It is important to distinguish between your “wants” and your “needs”.

They monitor the market minute by minute and will alert you to any new properties as they hit the market and more importantly, those that are from our own network and privileged to our clients before they even hit the market, which is the key to successfully finding and securing your home in this fast-paced market. Buyers that are relying solely on realtor.ca or mls.ca will be left behind! Our Buyer Representatives will alert you of listings at least 48 hours before they appear on realtor.ca. As the #1 Sales Team in Burlington and area for 4 consecutive years and the #3 Team in all of Canada for Royal LePage in 2013, you can look to our full service, highly responsive, executive team of professionals for all of your real estate needs.
